The Department of City Planning has approved a 53-unit apartment to rise in Rampart Village, with eight of the units set aside as affordable.
The project involves tearing down two smaller apartment houses on the lot at 329 South Rampart Boulevard, between West 3rd and 4th streets.
The project is still awaiting final approval from the Los Angeles Department of Building and Safety, but has cleared its most significant hurdle.
The developer, Jonathan Menlo, principal of L.A.-based Miracle Mile Properties, first filed with the city in December 2016, acting through an entity called Rampart Village Plaza LLC. The Department of City Planning approved the project
The planned six-story apartment will be 48,000 square feet. BOSHI Architects is designing the building.
All eight of the units in the existing apartments that will be demolished are rent-stabilized. Menlo was able to take advantage of a city law that encourages developers of new residential construction to set aside as many affordable units as had previously existed at that site.
