The Metro Crenshaw/LAX Line hasn’t even been built yet, but already one developer is hoping to benefit from the future transit hub.
An LLC has filed plans to build a 111-unit apartment complex at 4252 – 4272 S. Crenshaw Boulevard in South Los Angeles, Urbanize reported. The entity is called 4252 Crenshaw US Housing. No other information on it was available.
The four-story project would include 28 units set aside for low-income residents, with the developer seeking incentives through the city’s Transit Oriented Communities program. That 25 percent proportion of affordable to market-rate units is higher than many of other projects private developers have filed seeking similar incentives.
An existing 6,840-square-foot auto repair center would be demolished.
The mixed-income residential project qualifies for Tier 4 Transit Oriented Communities incentives, allowing it an 80 percent density bonus. That would let the developer to include more units than existing zoning allows and would not require space for vehicle parking.
Since its rollout in September, 42 apartment projects seeking TOC benefits have been filed with the Los Angeles. In South L.A., a nonprofit housing organization for the homeless is planning to develop a fully affordable 50-unit residence.
Despite the city’s efforts, many question whether the perks are enough to improve the severe affordable housing crisis.
