Local developer proposes 44-unit mixed-use project in Venice

808-1816 S. Lincoln Boulevard in Venice

Developer Wiseman Residential filed plans for a six-story mixed-use apartment building in Venice on Thursday.

The Sawtelle-based company wants to build the 44-unit project at 1808-1816 S. Lincoln Boulevard, currently home to an auto body repair shop, according to Urbanize.

Half a dozen of those units would be set aside for very-low-income renters, and the property would include roughly 3,000 square feet of ground-floor retail space. The firm, which is developing the project under Primo Lofts LLC, has also requested a density bonus.

Venice has seen a handful of similar projects in the recent months — vertical multifamily on or near main low-rise commercial corridors, including a 77-unit project about a mile and a half up Lincoln Boulevard and a 56-unit project on Venice Boulevard.

This would be Wiseman’s first project in neighborhood, according to property records. The company owns about a dozen other properties, mostly concentrated in Sawtelle and along the Santa Monica Boulevard corridor as far north as East Hollywood.  [Urbanize] – Dennis Lynch
