Amid list of projects in the Warner Center, add plans for a mixed-use complex

Add another project to the growing list in the Warner Center, this one a mixed-use complex on Variel Avenue in the Woodland Hills neighborhood.

Acting through an entity called Variel Court LLC, Antonio Reyes filed for the demolition of the Variel Court Office Plaza, a two-building business center that dates back to the 1970s. In its place, he is proposing a new complex that would include multifamily residential, offices, retail space and parking, property records show.

The project at 6330 N. Variel Avenue would be built in two phases, according to a filing with the Department of City Planning. Details on the project remain scant, Urbanize reported.

Reyes has owned the existing the 174,000-square-foot lot for at least nine years, records show. He secured a $4.1 million loan on the property in 2013.

Reyes did not return requests for comment.

Earlier this month, Sandstone Properties disclosed plans to build a 184-unit multifamily apartment complex that would span 185,000 square feet. That was just a few days after mega-developer California Home Builders proposed two new developments in the area, where it was already planning another mixed-use project.

The recent push for development in the otherwise quiet San Fernando Valley neighborhood isn’t coincidental.

In 2013, city officials passed a new master plan that aimed at spurring development in the area. The ordinance, Warner Center 2035 Plan, seeks to transform the Warner Center from a traditional business hub into a bustling neighborhood complete with multifamily housing, restaurants and public transportation.
