Santa Monica adds another resi-retail complex to its pipeline

Real estate developer WS Communities is planning a 190-unit residential complex in Santa Monica, set to rise near the recently built Expo Line’s Bergamot station.

The project, which the Santa Monica Architectural Review Board reviewed this week, will include studio, one, two, and three-bedroom apartments spread across a four-story building. There also will be 87,000 square feet of offices and parking, all found within five underground levels, Urbanize reported.

Renderings from Michael W. Folonis Architects portray a white low-rise structure with several open spaces throughout.

WS Communities, led by former NMS Properties’ executive Scott Walter, has completed some 20 other residential projects, most of them located in Santa Monica, including several current developments on Lincoln Boulevard and Colorado Avenue.

The entity was created to manage the buildings formerly owned by NMS Properties, according to Urbanize.

Elsewhere in Santa Monica, CIM Group is planning a 47-unit apartment building at 2903 Lincoln Boulevard. The firm recently won a major victory against NIMBY residents who had appealed the project, paving the way for the three-story, 59,300-square-foot project to take shape.
