Jamison to convert Koreatown office tower to residential complex

Jamison Services is not slowing down in multifamily development in Koreatown.

Jamison is now planning to convert a 17-story office tower to a 240-unit rental project at 3255 W. Wilshire Boulevard.

The project at Wilshire Center will also include ground-floor retail, according to the permit submitted Wednesday.

It’s at least the third office-to-residential conversion for the Koreatown-based developer in the last few years, during which time it has made a strong move toward multifamily development. It most recently filed plans to convert the office space at a 13-story building a few blocks west, at 3540 Wilshire Boulevard, into 206 live-work units.

The 200,000-square-foot Wilshire Center was built in 1977.

Jamison founder Dr. David Lee has been involved with the property since the mid 1990s. He has built an empire centered around Koreatown, scooping up properties at bargain prices and developing apartments. His daughter, Jaime Lee, is now CEO of Jamison Realty.

The Koreatown building boom does not end with Jamison. A developer who appears connected to West Hollywood’s Stone Group America filed plans for a 57-unit project at 860 S. Normandie Avenue. The developer wants density and other bonuses through the city’s Transit-Oriented Communities program in exchange for affordable units.
