WS Communities plans another mixed-use complex in Santa Monica

WS Communities is expanding its portfolio in its home turf of Santa Monica.

The real estate developer, who specializes in multifamily and mixed-use properties, has proposed a 40-unit building atop almost 4,000 square feet of ground-floor retail space, according to Urbanize.

Santa Monica’s Architectural Review Board is considering the five-story project, which a staff report recommended for approval.

The development is planned for a site at 1437-1443 Lincoln Boulevard that currently has three commercial structures.

WS Communities, led by former NMS Properties’ executive Scott Walter, has completed some 20 other residential constructions, most located in Santa Monica. Those include several developments underway on Lincoln Boulevard and Colorado Avenue. The developer is also planning a 190-unit residential complex in Santa Monica near the Expo Line’s Bergamot station.

The new project would house studio-, one-, two- and three-bedroom apartments. Five of the units would be set aside as affordable. In addition to the ground-floor retail space, the building would have 87 parking spaces on three underground levels, and a rooftop deck.

KFA Architecture, which is also based in Santa Monica, is designing the project. The building will be a so-called contemporary infill project meant to blend in with other nearby developments, Urbanize reported.
