Meta Housing Corp proposes 55 affordable units in Mid-City

A local affordable housing developer wants to help give Mid-City Angelenos what they want: mixed-use redevelopment.

Meta Housing Corporation filed plans on Tuesday to construct two buildings that would house 55 affordable apartment units in Mid-City. The structures are proposed to take the place of city-owned parking lots at 4600 and 4601 W. Washington Blvd., near Crenshaw Boulevard, according to documents filed with the city.

At 4601 Washington, the building will include 51,630 square feet of space in a four-story structure. It will have 32 units designated as affordable, and one manager’s unit at market-rate. It will also include ground-floor retail space and 112 parking spaces.

The second property will be a four-story building with 23 apartments for low-income households, ground-floor commercial space and 18 parking spots.

In 2016, the lots were identified by City Council President Herb Wesson as good locations for development after requests from the Mid-City Neighborhood Council for new mixed-use projects.

Both structures will seek entitlements through the city’s Transit Oriented Communities program. The program was rolled out last year to promote dense, affordable housing with access to mass transit. More than 100 projects have been proposed to take advantage of the incentives, but some real estate insiders question whether it does enough to entice market-rate builders.

Earlier this month, Meta Housing Corporation started construction on an affordable housing project in Carson that is intended for artists, which will include 46 units. In Baldwin Hills, the firm is planning to construct 103 units for seniors and low-income renters at 4018 Buckingham Road.
