Here are the under 50-unit resi projects proposed in LA last week

Developers filed for five projects under 50 units in Los Angeles last week.

If completed, the five projects would add 120 units to the city’s housing stock. Three out of the five projects include affordable units and request density bonuses, while four of them were filed through the Transit Oriented Communities program.

1. 955 S. Ardmore Avenue | Koreatown | 34 units

Developer Sohrab Danialian is working on securing approvals to build a 34-unit apartment complex in Koreatown. The Transit Oriented Communities project would include demolishing an existing residential building to construct a new six-story building. Three units would be set aside for extremely low-income residents. Danialian purchased the site, at 955 South Ardmore Avenue, for about $1 million in 2017.

2. 1444 S. Rexford Drive | Pico-Robertson | 29 units

A pair of developers are looking to build a small multifamily complex at 1444 South Rexford Drive. Morad and Farahnaz Harouni are behind the project, which would deliver 29 units in the Pico-Robertson neighborhood. There would be three affordable units at the five-story property. The developers are requesting Tier 3 incentives for the TOC project.

3. 1825 N. New Hampshire Avenue | Los Feliz | 21 units

Taylor Equities, acting through an LLC, filed for plans to build a 21-unit building in Los Feliz. The project would qualify for TOC incentives due to its proximity to the Wilshire/Vermont Metro station. The vacant land at 1825 North New Hampshire Avenue last sold for $2.1 million in April, property records show.

4. 930 S. Mansfield Avenue | Mid-Wilshire | 19 units

NELA Homes, which stands for Northeast Los Angeles, is planning on constructing a new apartment building at 930 South Mansfield Avenue in the Mid-Wilshire neighborhood. A filing reveals the multifamily developer is looking for a permit to build 19 units spread across six stories. There would be four one-bedroom units, and 15 two-bedroom units. NELA purchased the site for $2.2 million in June, records show.

5. 8867 W. Alcott Street | Pico-Robertson | 17 units

Ron Nili, acting through an entity named Alcott Flats LLC, has filed plans to build 17 units in Pico-Robertson. The developer is requesting Tier 3 incentives, allowing for a 70 percent density bonus. Out of the 17 units, 14 will be at market rate while another three are set aside for low-income residents. Nili is also requesting approvals for reduced parking and yard requirements. He paid $2.4 million in June to acquire the land at 8867 West Alcott Street, property records show.
