LA firm plans equestrian community in Chatsworth

Renderings from Borstein Enterprises

Borstein Enterprises is planning to build an “equestrian community” around Chatsworth’s Wilson House – one of the oldest single-family dwellings in the San Fernando Valley.

The Los Angeles-based firm will subdivide the land and build 18 two-story homes on Old Santa Susana Pass Road, each with a 2,200-square-foot area to keep horses, UrbanizeLA reported.

The 12-acre property is nearly vacant now except for the one-story building at 11000 N. Old Santa Susana Pass Road that belonged to Frigidaire refrigerator distributor Henry Wilson in 1918. His family used the surrounding property as a lemon orchard. Plans include rehabilitating the Wilson House, which was designated as a historic resource in 2015.

DAHLIN Group, an Irvine-based architecture firm, is designing the three- and four-bedroom homes. The project would take about one year to complete, though no groundbreaking date is set.

Much of the Chatsworth area is used for industrial and office space. Earlier this month, PGIM and Xebex Realty Partners acquired a 300,000 square-foot manufacturing plant in Chatsworth for $37 million from Ball Corporation.

But other residential building has started. Development firm Uncommon, along with toy manufacturer MGA Entertainment, secured a permit for $37.8 million for a 204-unit apartment building in Chatsworth. [Urbanize] – Gregory Cornfield
