Affordable housing developer plans 101 units near East Hollywood

Amid the crippling housing crisis in Los Angeles, officials are looking to finance a new 100 percent affordable project with Proposition HHH funds.

Flexible PSH Solutions, Inc. is planning to build the 101-unit project on a parking lot in Rampart Village near East Hollywood, Urbanize reported. The site is at 316 North Juanita Avenue near a Metro station at Vermont Avenue and Beverly Boulevard.

The mixed-use project, to be named Enlightenment Plaza, will also include a social services center.

The firm submitted for use of Measure HHH housing funds, and city councilman Mitch O’Farrell authored a motion directing agencies to recommend that the remaining CRA/LA funds available for the 13th District go to Flexible PSH Solutions for property acquisition, public infrastructure improvements, and construction. The motion was approved by the Economic Development Committee this week.

Approved by voters in 2016, Proposition HHH is a $1.2 billion bond for 10,000 units of supportive housing over 10 years. As of April this year, 5,388 housing units had been approved using $859 million in HHH funds, according to Mayor Eric Garcetti’s office.

Earlier this year, City Controller Ron Galperin criticized the slow pace projects approved through HHH, and the committee overseeing it has been raising concerns over setbacks and costs that have escalated to more than $550,000 per unit.

The project at 316 North Juanita Avenue is across the road from the PATH Metro Villas development, which is set to add 187 units of supportive housing. [Urbanize] — Gregory Cornfield
