To sell a $45M home, this broker just commissioned a billboard on Sunset Strip

What does it take to sell a mansion in the Hollywood Hills? In this softening market, one broker is betting on billboards.

Jason Oppenheim, founder of the Oppenheim Group, is listing a 20,000-square-foot, fully furnished estate atop the Hollywood Hills for nearly $44 million, The Real Deal has learned. And while the property was heavily featured throughout Oppenheim’s Netflix series, “Selling Sunset,” Oppenheim is giving it some added advertising.

Oppenheim, who declined to comment on how much he paid for billboard access, said he commissioned the billboard for two weeks — it will advertise the home one week, and will feature a photo of himself and his company’s logo the following week.

The huge advert will appear on a billboard owned by Netflix, which is located directly above the Oppenheim Group office, on the corner of Sunset Boulevard and Sunset Plaza Drive. The streaming service owns the bulk of the billboards along the strip.

“Billboards on Sunset Boulevard are almost impossible to get because people spend about $800,000 a year and lock them up,” he said. “For many reasons, agents don’t do it. No one has access to these billboards.”

For the most part, the marketing ploy is geared to draw eyeballs to the SAOTA-designed home.

Spanning two stories, the property includes five bedrooms and nine bathrooms. Amenities include a 175-foot swimming pool, 15-foot outdoor television, movie theater, wine cellar, and spa with both wet and dry saunas. There’s also a glass elevator, as well as automated glass doors that give way to sweeping city views.

Seller Jeff Thomas, a real estate developer and car dealership owner, paid about $5 million to acquire the land next door to his to build the property about four years ago, before the hillside ordinance barring McMansions took effect. He originally built the home for himself, but has since decided to sell it.

He’s also selling the furniture in the home for an added $1.1 million.

Oppenheim is co-listing the home with James Harris and David Parnes of the Agency.
