Culver City and the adjacent L.A. Palms neighborhoods aren’t quite turning into Manhattan, but they’re growing compared to the rest of the Westside, with another major project in the offing.
Bastion Development Corp., a Vancouver-based developer, submitted plans to the city of Los Angeles Wednesday to replace the shuttered Autobody Masters shop with a seven-story, mixed-use project that would include 139 apartment units and 3,600 square feet of retail space on the first floor.
The project slated for 10375 West Washington Boulevard is technically in the Palm neighborhood of Los Angeles, not the Culver City limits, meaning the developer must seek City of Los Angeles approval.
The proposal, though, sits across the street from the Sony Pictures Entertainment studio in Culver City, and it lies a few blocks away from downtown Culver City, home to new office space for Apple and Amazon among other companies.
Urbanize first reported on Bastion Development’s permitting application, and noted it comes amid similarly sized developments including Greystar Real Estate Partners completing a 135-unit residential project in 2018.
Bastion Development is asking the city to ease maximum density requirements under the oft-utilized transit-oriented communities program, or TOC, in which the city lifts density requirements so long as the project is within a half-mile of a “major” transit stop and sets aside units for affordable housing.
The 139 apartment units include 14 units set aside for tenants who make less than $21,950 a year, or 30 percent of the area median-income.
Bastion Development’s application comes after the city approved last June the developer’s 209-unit apartment plus retail project in Koreatown.
