A city report offers the first look at a senior-living mid-rise development planned on Wilshire Boulevard in Westwood.

The development would replace a parking lot at the Westwood Presbyterian Church and also would add a church administration building and a school to the property at 10822 Wilshire Boulevard, according to Urbanize. Houston-based senior living developer Belmont Village is planning the project.

KFA Architecture and Huitt-Zollars are designing the development. The 12-story residential building would sit on the wider north side of the property, facing Wilshire Boulevard. Plans call for 54 apartments, 76 assisted living units, and 46 memory care rooms. The school and the church administration building are planned on the south side of the lot.

Around 6,100 square feet of open space is planned, including a courtyard and two playgrounds. Three levels of underground parking is also planned.

Renderings of the development were included in a staff report to the Los Angeles Board of Recreation and Parks Commissioners, which will weigh in on the development. The staff report recommends that Belmont Village pay a $700,000 fee to support and upgrade park spaces in the neighborhood as a condition of approval.

Westwood is one of the most expensive neighborhoods in L.A. and is a destination for plenty of investment dollars. Last year, Douglas Emmett paid $365 million for a residential and retail complex just around the corner from the church site.

The biggest project in development there by far is a 5,000-bed student housing facility on the UCLA campus, which is under construction. [Urbanize] — Dennis Lynch
