Two Beverly Hills homes top LA’s priciest home sales of week

The coronavirus has cut deeply into Los Angeles luxury home sales this season, but recent relaxing of in-person showings and a flurry of new listings have given the market new life.

The five priciest residential sales that closed in L.A. County last week were top-heavy — two accounted for most of the $47.6 million total.

Both homes are in Beverly Hills and both are 13,000 square feet. Three others were in Palos Verdes Peninsula and one was in Hermosa Beach.

The combined price for the five that sold was about $16 million higher — about 50% — than the week prior. The list was compiled with data from Redfin and Zillow, for deals that closed between May 11 and 18.

909 N. Bedford Drive | Beverly Hills | $23.5M

This 13,000-square-foot new construction Georgian-style home has six bedrooms and 10 bathrooms, including two suites in the master bedroom. The sale price pencils out at $1,807 a foot. Amenities are typical of the price range and include a home theater, wine cellar, and a gym. There is a pool house on the half-acre property. Linda May and Drew Fenton of Hilton & Hyland had the listing, while the buyer was represented by Dustin Nicholas of Nicholas Property Group.

2710 Bowmont Drive | Beverly Hills | $11 million

This 13,100-square-foot white-box style home sits on a hillside overlooking the city. The sale worked out to $840 per square foot. Architect Jay Vanos designed the three-level home with lots of open interior spaces and transitional indoor-outdoor space. The seven-bedroom, 13-bathroom home has a home theater, sauna, massage room, and a game room with a golf simulator. Multiple patio areas wrap around the home and lead to an infinity pool. Coldwell Banker’s Joyce Rey and Stephen Apelian had the listing. Ugene Dozier II with Vista Sotheby’s International represented the buyer.

8 Upper Blackwater Canyon Road | Rolling Hills | $4.7M

This 3.5-acre property on the Palos Verdes Peninsula includes a 6,500-square-foot home built in the 1940s in the gated community. The sale penciled out to $723 a foot. The main house itself is a single level ranch with five bedrooms and six bathrooms. The plot of land is much larger than many found in the Santa Monica Mountains and the grounds offer a view of the city. There’s also a pool house and a three-stall horse barn.

2818 Hermosa Avenue | Hermosa Beach | $4.4M

This 3,450-square-foot home sits just across Hermosa Avenue from the beach. The sale comes out to $1,275 per square foot. The four-bedroom, 3.5-bathroom house was built in 1982 and designed to emphasize the property’s ocean views. It hit the market last June and as of late March was asking $4.7 million. Lee LeGrande with NW Real Estate Brokers had the listing, while the buyer was represented by Rob McGarry of Vista Sotheby’s International.

22 Bixby Ranch Road | Rolling Hills Estates | $4M

This brand new home is a Toll Brothers design at the Rolling Hills Country Club. The five-bedroom, 5.5-bathroom house spans 4,866 square feet. The price worked out to $822 per square foot. The entranceway has 22-foot-tall ceilings. James Boyd with Toll Brothers represented the company in the sale and brought the buyer.
