CIM Group plans 168-unit mixed-use complex in West Adams

CIM Group has big plans in West Adams.

The firm wants to build a 168-unit complex that would include 40,000 square feet of ground floor retail, according to Urbanize. The development is slated for 3017-3045 S. Crenshaw Boulevard.

CIM is requesting entitlements through the city’s Transit-Oriented Communities program, which would allow for a larger development in exchange for setting aside 17 units as affordable. CIM doesn’t yet own the development site. It’s still owned by West Angeles Church, which operates the West Angeles Church of God In Christ at 3045 S. Crenshaw Boulevard.

The TOC program allows density and other entitlements at projects near transit stations, with the provision that at least 10 percent of the units are affordable.

Renderings show a double-height space on the ground floor for retail tenants, and some balconies and terraces for the units above. The building would reach 67 feet at its highest point along South Crenshaw Boulevard.

The architecture firm AC Martin reduced the height of the project’s rear elevations, creating setbacks to allow for multiple terraces.

The project is CIM’s second proposal of the year in Los Angeles. In March, it filed plans for a 110-unit apartment complex in Hollywood.
