Trammell Crow plans 359-unit apartment complex in Arcadia

Trammell Crow Residential has taken aim at the San Gabriel Valley, where it wants to build a second apartment complex in Arcadia.

The unit of Dallas-based Crow Holdings has filed plans to build the 359-unit building at 325 North Santa Anita Avenue, Urbanize Los Angeles reported, citing a notice by the city.

The 3-acre project, known as Alexan Arroyo, would be built next to the Metro A Line on the site of Arroyo Pacific Academy, a K-12 private school operating out of two buildings totaling 22,600 square feet, according to LoopNet and Google Maps.

Plans call for a seven- and eight-story building with 359 studio, one- and two-bedroom apartments, including nine set aside as live/work units. A three-level underground parking garage would serve 454 cars. 

Trammell Crow Residential has employed density bonus incentives permitting a larger building than allowed by zoning rules in exchange for 35 affordable apartments for very low-income households.

The E-shaped complex, designed by Long Beach-based Studio One Eleven, would be built atop a podium and include large box-like segments filled with side-by-side units, some with external balconies, according to a rendering.

The beige and white building would contain at least two courtyards, rooftop decks, a swimming pool, community rooms, a coworking area and a gym.

The project is currently in the environmental review stage, and will require the approval of density bonus incentives and other construction permits, according to Urbanize.

If approved, it would be built a block north of a seven-story, 319-unit apartment complex known as the Alexan Azalea, now under construction by Trammell Crow Residential at 150 North Santa Anita Avenue. 

In neighboring Monrovia, Trammell Crow has developed another 436-unit Alexan apartment complex along the Metro A Line.

The company developed the Alexan brand, which has completed projects in nine states. In addition to the Monrovia property, the Los Angeles market has an Alexan in North Hollywood.

Trammell Crow Residential has developed 265,000 apartments across North America, according to its website.

Crow Holdings was the residential counterpart of Trammell Crow Company until CBRE bought Trammell Crow in 2006. Crow Holdings, chaired by Crow family scion Harlan Crow, includes Trammell Crow Residential, Crow Holdings Capital, Crow Holdings Industrial and Crow Holdings Office.
