Here are the under 50-unit resi projects proposed in LA last week

A 43-unit project is planned at 6527 S. Crenshaw Boulevard

Developers filed for four projects under 50 units in Los Angeles last week.
If completed, the four projects would add 118 units to the city’s housing stock. All four projects include affordable units and request density bonuses, three of them through the Transit Oriented Communities program. While they all filed via small entities, at least two of the projects are being developed by sizeable firms — GTM Holdings and Premier League Inc.

6527 S. Crenshaw Boulevard | Hyde Park | 43 units
Developer GTM Holdings, based in Torrance, is behind this 43-unit project in Hyde Park. The filing calls for setting aside seven units at various affordability levels, as well as 1,500 square feet of commercial space. GTM purchased the property, currently vacant, for $1.6 million in January 2017.

3764 S. Motor Avenue | Palms | 36 units
Plans at this small lot in Palms call for a six-story building with 458 square feet of ground-floor commercial space to replace a two-story residential building. The developer on paper appears to be Premier League Inc.’s Darius Khakshouri, whose firm has developed similarly scaled projects in the area, including a 24-unit project in Sawtelle. The developer seeks density bonuses through the Transit Oriented Communities program, including a reduction in required open space at the small lot. The property’s owner is Thomas Gordon Smith, who bought the property for $425,000 in 2000 through a trust.

3844 W. 27th Street | Jefferson Park | 25 units
The developer of this project has wasted little time putting together a development plan. Just six months after buying the vacant property for $1.4 million, Metatron LA 5th Group LLC is filing for a condo project. The developer is asking to set aside two units for “extremely low income” renters to get a density bonus through the TOC program.

320 N. Mountain View Avenue | Filipinotown | 14 units
The owners of this 4,800-square-foot property wants to demolish a duplex to make way for a 14-unit project with four units set aside as affordable. The owners — Sam Kahan and Jerome Berger — purchased the property in February for $740,000. They request density bonuses through the TOC program, including a reduction in required side yard and front yard setbacks, which would otherwise make it difficult to build on such a small lot.
