Premier League files plans to build 24-unit apartment complex in Sawtelle

Darius Khakshouri, president of development firm Premier League, filed plans to build a 24-unit apartment building at 11272 W. Nebraska Avenue in the Sawtelle neighborhood of West Los Angeles, The Real Deal has learned.

The developer is seeking a 22-foot height increase, as well as a 25 percent reduction in open space-requirements, for the project under the city’s new transit-oriented communities, or TOC, incentives program. The site’s existing single-family home sits steps away from the Sawtelle and Nebraska bus station, and about 1.5 miles from the Expo/Bundy light rail station.

Khakshouri filed plans to build the complex on Dec. 29 under the companies BS8 LLC and BS9 LLC. The companies’ corporate address matches that of Premier League, business incorporation records show.

A representative for Khakshouri and Premier League declined to comment.

The developer, under the same LLCs, paid $1.72 million to acquire the 5,275-square-foot lot in November 2017, deed records show. Marketing materials at the time indicated a commercially zoned single-family home that is “great for investors, builders and brilliant architects.”

Premier League has developed a few similar projects nearby, including a 71-unit apartment community at 11650 Pico Boulevard known as Hampstead Heath and the 52-unit complex at 1900 Sawtelle Boulevard known as Notting Hill. The company has a history of naming their projects after train stations in the London Underground subway system.

Khakshouri is not the only developer seeking to take advantage of the TOC incentives enacted in September. Roughly 20 such applications had been submitted as of November, including a 36-unit complex in Westlake and a 51-unit building in South L.A.
