West Hollywood officials will mull a plan for a 40-unit mixed-use apartment building this week.
The Planning Commission’s Design Review Subcommittee will review a five-story project for 7424 Santa Monica Boulevard, according to Urbanize.
The project is planned with studios, one-, two-, and three-bedroom units above 2,000 square feet of ground floor retail space. Renderings show a typical modern-inspired design with balconies for each unit, as well as what appears to be roof decks.
The developer is a Malibu-based entity represented by Beverly Hills attorney Lee Egerman. The creatively named 7424 WH LLC purchased the property — now home to a single-story pool supply store and a parking lot — from a family trust in February 2018 for $5.1 million. It was a good investment for the trust, which purchased it in 2002 for just $410,000.
The site is across Santa Monica Boulevard from Plummer Park. A city memo called the neighborhood “in transition” and the project bigger than most other buildings in the area but “likely to be a forerunner of projects to be developed over time” there.
West Hollywood has been in the headlines lately more for its commercial development than for its multifamily development.
In December, a striking preliminary design by architect Thom Mayne of Morphosis was unveiled for a hotel to replace the Viper Room block. The project is next door to the equally striking Arts Club project, which is up for approval in a referendum in March. [Urbanize] – Dennis Lynch
