Shoppers must have been too busy spending at the stores to be thinking of buying retail properties in December.
The top five sales combined for just $46.4 million in December, a substantial drop from two months before when the total added up to more than $118 million.
In December, the biggest sales ranged from $4 million to $15 million, and scattered from the South Bay to Pico-union.

2860 West Olympic Boulevard, Pico-Union | $15 million
Perri Lee, acting through an LLC named 2870 O Consortium, paid $15 million to acquire a 1,400-square-foot retail property at 2860 West Olympic Boulevard in the Pico-Union neighborhood. The seller was husband-and-wife David and Hyo Sue Lo. They paid $4.4 million to acquire the site in 2013, records show. It is currently occupied by a dentist office.
2305 West Rosecrans Avenue, Gardena | $14.9 million
A one-story shopping plaza traded for $14.9 million in December. Edward Le purchased the site through a Newport Beach-based entity, Mvp Real Estate Group LLC. Frank Rodd of 2201 Plaza Gardena was the seller. Spanning 22,600 square feet, the plaza, found at 2305 West Rosecrans Avenue, is anchored by a grocery store Green Farm Market, as well as Subway, Little Caesars and T-Mobile.
1400 West Redondo Beach Boulevard, Gardena | $6.6 million
Grant Nakaoka, an agent at Gardena-based brokerage Ken Nakaoka Co., sold a 6,000-square-foot property in Gardena for $6.6 million. Nakaoka, acting behind an LLC called Mid Hill Properties, had owned the property since 2005. The buyer was Byeong Chang, who purchased the recently completed retail plaza through BHHG Properties LLC. Starbucks, Jersey Mikes and Burgerim are tenants at the fully occupied complex, located at 1400 West Redondo Beach Boulevard.
4539 South Centinela Avenue, Del Rey | $5.5 million
Westland Development Group, a real estate firm based near Westwood, paid $5.5 million for a 2,000-square-foot property in Del Rey. A trust tied to Patricia and Albert Corey sold the site. They owned the property at 4539 South Centinela Avenue since at least 2005, records show. Three restaurants and a hair salon occupy the building.
8815 West Pico Boulevard, Pico-Robertson | $4.4 million
In Pico-Robertson, SHL Property Management Co. sold a 5,600-square-foot property for $4.4 million. The buyer was a doctor named Payam Shadi, acting through an LLC called Samantha Development. SHL had owned the site, located at 8815 West Pico Boulevard, since 2013.
