A Beverly Hills doctor wants to transform a commercial strip across from Cedars-Sinai Medical Center in Beverly Grove into a five-story apartment complex and medical office building.
Dr. Peyman Banooni, an obstetrician-gynecologist affiliated with Cedars-Sinai, has filed plans to build the 18-unit apartment building and offices at 8620 West 3rd Street, Urbanize Los Angeles reported. Two commercial buildings would be demolished.
Plans by the physician include a five-story building with 18 one-bedroom apartments and 8,500 square feet of medical offices.
Banooni employs density bonus incentives to permit a larger building than allowed by local zoning rules in exchange for three affordable apartments for very-low income households.
The project, designed by Aaron Brumer & Associates, features two bottom floors with enhanced windows, with the top three floors to include balconies, according to a drawing.
A suggested timeline for the project was not disclosed. It’s not known when Banooni bought the property, or for how much.
The proposed development is one of several new residential buildings in the works near Cedars-Sinai, including a proposed 45-unit complex at 8550 West 3rd, according to Urbanize
Cedars also plans to build a new patient tower at Beverly and San Vicente boulevards.
In March, J.J. Abraham, founder of Newport Beach-based Abraham Companies, was OK’d by the Los Angeles City Planning Commission to replace a two-story strip mall with an eight-story, 126-unit apartment building at 400 South San Vicente Boulevard, in Beverly Grove.
A first-quarter report from brokerage CBRE on the L.A. medical office market found vacancy at 10.8 percent, “relatively low in comparison to traditional office space.”
